NZ homes are still DAMP and people are paying the price...

There has been a lot of publicity in news recently about cold damp mouldy homes causing severe sickness and unfortunately even deaths, not only in children but adults young and old as well. The government’s reaction as advised by health professionals and backed by university studies is to increase the insulation levels, increase the heating and seal up homes. This has been a project in place now for a number of years. This has made a positive benefit to the indoor environment however it still has not solved many issues.

Damp homes are a culmination of moisture introduced into the home by occupants, by house design, by environmental factors and general maintenance. Adding insulation, heating and weather tightness does not remove the moisture and in many cases exaggerates the symptoms. Mould and bacteria love damp warm places to feed on. Double glazing will reduce condensation on windows and cold surfaces but merely hides the obvious damp issues, out of sight out of mind. Double glazing has other benefits which are not damp related.

These homes like many NZ homes have had years of moisture introduced into the home and the home is literally dripping wet although this cannot be seen just as moisture cannot be seen on a sponge but it is deep inside.

At SAYR we can solve 95% of problem damp homes by installation of our system alone. We work closely with the other 5%, this may involve addressing other extraction methods in bathrooms, kitchens and laundry’s. Upgrading insulation in ceilings and underfloor. Installing Ground Vapour Barriers over dirt floors, heating recommendations, heat transfer recommendations and more.

SAYRs experienced staff can inspect your home and give you the best advice how best to tackle any damp issues you may have.

Give SAYR a call today and don’t be a victim.

Autumn Blues - Moisture Spikes, what are they ?

28/5/2015

This time of the year, when autumn battles with winter for supremacy, condensation in the home is prevalent. Mother nature throws the odd curve ball at us and we are confused whether it is actually autumn or winter. Typically this is experienced as excess condensation forming on windows and in some cases walls or even furniture.

Why does this happen? You may have done everything out of the book and made your home as dry and warm as possible and upgraded the heating, insulation and ventilation, yet there are still days where the windows are misty, wet or even running! This is what we call in the industry a 'moisture spike'. It has come about from having warm days that are not yet wintry cold days, the outside daytime temperatures may still be 18 degrees plus, the air is laden with moisture which is commonly known as humidity, even the evenings are not that cold and could still be 14 degrees plus THEN overnight BAM we have a cold snap. All of a sudden that moisture laden air has no where to go as the warmer air cannot hold it, it drops out of the air onto any cold surface that will have it, typically this forms on glass as condensation. You may experience this once or twice over the month of May, you may experience this 1,2 or three days in a row and notice that it will get better as each day passes. This is happening as the daytime air gets cooler and the night time air gets cooler we then start experiencing a lower outside air humidity. Our home will then return to normal.

This is a common experience for many home owners at this time of the year. This can affect homes with good insulation, good heating and good ventilation systems regardless of brand. It does affect some houses differently to others depending on the particular designs, build and the habits of the occupants. Some may experience this moisture spike on a day when others dont and visa versa, some may experience it worse than others and some may not experience anything at all. No system can 100% prevent this from happening, it is mother nature showing her power and dominance. You can be rest assured that it will only be for a short time during the change in season and for those with good ventilation systems, it will clear quickly.

The best way to handle this situation is firstly not to panic and think that something is wrong, it is common and is normal. In the case of ventilation check the settings, check that the settings are not still turned down low for summer. The warmer you make your home will lessen this effect.

Welcome to winter.

To whom it may concern, As a customer who has literally just had the system installed, I have nothing but good things to say about your company. The salesperson was very low pressure whilst still being very thorough and technical (where asked). The installers were amazing, friendly and prompt, tidying up after themselves whilst all the time showing their professionalism. I can say 100% that as of this date the system and the company have held themselves very well incidenatlly between myself and a friend we bought two systems and his feedback so far echoes mine as well. thanks guys a++

Alister Benson, Sunnyvale Auckland.

Thanks Alister, its so rewarding to see our efforts don't go un-noticed. We do strive to do the best we can and offer the best product, price and service, just as our commitment states on our website your feedback is proof that we are not all smoke and mirrors.

Kind Regards, The SAYR team.

At a recent Auckland Property Investors seminar, property investors were surveyed as to whether they believed a mechanical ventilation system was beneficial for their investment. Of approximately 200 surveyed, over 90%, believed ventilation was beneficial to their investment.

Many of the same benefits are shared with private owner occupied family homes.

Below are benefits both Investors, owner occupiers, families and tenants can expect to benefit from.

Some of these benefits are:

Happier tenants (family)
Longevity of chattels (Curtains, furnishings, carpets, paintwork, wall paper, window sills, woodwork)
Less maintenance, not so frequent.
Cleaner (less mould, less discolouration, less dust)
Healthier (Drier, less mould, less pollutants, pollens, bacteria's and VOC's)
Warmer drier house - cheaper to heat, stays warmer longer, less humidity hence not so muggy.

So, Why SAYR -
  • A 'specialist' ventilation company in NZ
  • 100% New Zealand owned and operated
  • Product is 100% New Zealand designed, manufactured and assembled
  • SAYR is an 'exclusive brand' not a re branded product sold by other companies under a different guise like so many others

PicturePictured are Treena (Rebeccas friend), Max (Brendons dad), Erin, Rebecca, Abby and Brendon.

A BIG congratulations goes to out to Rebecca and Brendon of Howick for being the winners of the Howick and Pakuranga Times newspaper worthy family competition.

The competition was run late last year where nominations were put forward for a worthy family to win a SAYR home ventilation system proudly donated by local Howick company SAYR Ventilation Ltd.

Rebecca and Brendon were nominated by Brendons father Max and Rebeccas good friend Treena and were selected from a list of other nominees.

Next week a new SAYR series home ventilation system will be installed for FREE with a retail value of $4,000.

Brendon said " I am looking forward to having a drier home with less condensation and no more wet windows this winter, it will be great not having to wipe up all the water ".

This was a special promotion between SAYR and the Times Newspapers to give back to the community for a worthy local family.

Hi Bruce,

Hope you had a good Xmas and New Year, and that you’re still enjoying the good summer weather.

I saw you before Xmas and said I’d put some feedback on your Facebook page, but being pretty useless with Facebook I failed miserably and only managed to add SAYR as a like. Must be getting old as the whole Facebook thing is a mystery to me.

So I thought I’d just send a general thank you e-mail and say how well the system is performing already. Hopefully you can use our feedback in some useful form.

The whole experience has been a very positive one, from your initial quote where you gave good balanced advice about general air, heating and moisture issues in our house, without giving any hard sell pitch. You gave a clear indication of what the system could do and what the system couldn’t do, and how everything worked together in the background.

The installation was done quickly and professionally with no problems.

The system was only installed in October, but we’ve already seen improvements in the comfort level in the house.

 1. We used to have several colder rooms in the house which did not get much sun, they were always several degrees cooler than the rest of the house even in summer. Now all the rooms in the house are at the same temperature making heating and cooling the house a lot simpler.

2. We had a few cold mornings in October where the outside temperature was 6 degrees C. This would possibly have caused some condensation problems in the master bedroom, which has been a big problem over the winter, but with the system running we’ve had no condensation issues so far. It’s still to early to say how much of a reduction in condensation on the windows we’ll get, but we’re hoping for a significant improvement this year.

3. Early mornings in the spring the inside temperature was down to around 17 degrees C, but by 10 O’clock with the sun out the heat from the roof is being pumped into the rooms and by lunch time the house is comfortably warm for the rest of the day. Normally the house would remain chilly for the rest of the day.

4. Now in the summer we’re enjoying the cooling effect of the system in the evenings. Normally we’d have to have separate pedestal fans running in the children’s bedrooms most of the night, but now we can switch them off around 10pm as the temperature in the roof drops below the inside temperature and the system starts to pump cooler air into the bedrooms. We’ve all noticed that the rooms are a lot cooler now in the night, and everybody is sleeping much more comfortably.

So all in all we think the system is fantastic and works amazingly well. It’s made a noticeable difference to the living conditions in our house in only 4 months. Thanks again for putting together a great system, and for great sales and support service.

Best regards,

Charles and Jennifer

Gareth Morgan delighted...

Just a quick note to thank  the SAYR team for a top professional installation in late November.  Here we are in first week December, in a cool and blustery Spring, and my pool is now well up to 28 Celsius (I’ve dialled it back a touch, in fact)  - normally those temps aren’t seen until early January, with the heat pump running continuously for a couple of weeks from Christmas.  Now much quieter with heat pump completely sidelined, much cheaper over the medium term, and warmer, longer - what’s not to like !

More importantly, I thought the quality of the physical installation by Bruce, Mike and team was just excellent.  I had complicated matters by also taking the opportunity to move the pool from chlorination onto UV sterilisation at the same time, to lower the free chlorine in the pool for the grand-children’s delicate eyes and ears - an instruction received from upon high (grand-mother).  Nothing was too much trouble for Bruce and the team, worked in well with the other contractors, communication was excellent, and the resulting layout and performance exceeds my expectations.

I’m delighted to be able to give you such a positive reference, and please feel free to offer an on-site inspection to any potential customers - I’m very happy to discuss and explain our experience with the excellent SAYR team

Top job and well worth the money  !

Best regards

Gareth Morgan

Hi Bruce

Thank you for your update on the solar system, just a quick email to comment on the high and professional level of communication that you have shown us during the process of installation, the quality of the work has been exceptional and this made it a very easy process for us, thank you.  It is very rare that we experience such an easy time of 'getting the job done' when we employ people to help with our home improvements on the property, so a big thank you to and your team for this.

Happy Christmas and a Happy New Year to you all.

Sue and Ifan.
